內湖區房價飆高　中古屋惜售

【張菱育／台北報導】台北市內湖區房價飆高，不少屋主惜售，中古屋市場釋出委售物件少。太平洋房屋大直店店長程麒輝說，現在內湖區屋主都較惜售，加上大直重劃區街廓完整，「太子美麗殿」成交單價已達120萬元，忠泰建設的5年內新成屋成交單價也在90~100萬元。

永慶房屋研究發展中心經理黃舒衛表示，今年內湖區換屋族佔36%，首購族佔31%，投資則佔10%，內湖區現在漲幅有限，主要因附近的南港區、松山區、中山區漲幅較高，帶動近年內湖區房價跟漲。
