疑欠債　台中連棟預售別墅淪法拍

又見預售建案淪法拍！台中沙鹿連棟預售別墅「帝璽」20日將在台中地方法院執行第1拍，25戶分開拍賣，單戶底價850~1000萬元，合計2億2100萬元，所有權人為帝璽建設有限公司，因未給付票款遭查封。

104法拍屋台中店副總經理聶學智提醒，待拍戶僅有建物所有權，得標者與原地主後續會有支付土地租金，或拆屋還地等訴訟程序，建議「可等4拍價格介於400~500萬元再出手，最好全部標下，再與地主協商買地。」

「帝璽」為2011年推出預售案，位於沙鹿區斗潭路，建坪112~161坪，強調戶戶配電梯、後院，面寬6.5~9.28公尺，當時單戶售價1800萬元起。（王筱君／台北報導）
